On April 24th, developers answered questions about their plans.

What kind of buildings will be constructed?
Initial construction will be for an orthepedic sports therapy facility.  This may be expanded to include indoor and outdoor training facilities.  In the long term, a commercial or retail space may be built along Tecumseh.  The Northeast corner of the lot is zoned for a gas station.
How tall will the buildings be?
The initial sports therapy center on the Southeast corner of the land will be two stories.  The indoor sports facilities will be one story.  Commercial buildings along the North side may be two stories.
What will happen to the detention pond?
The detention pond along the western edge of the land will be covered.  The resulting boxed culvert should have the same drainage capacity, but will be underground.
How will this affect drainage of the Cascade neighborhood?
Existing drainage will continue to flow into boxed culvert.  Drainage from the developed land will flow east into a new boxed culvert along 36th.  So drainage for the neighborhood should not be affected.
How close will development be to existing homes?
Plans call for 10 feet of green space between residential properties and the pavement.  (City regulations require five feet.)  In additionn, no buildings can be constructed on top of the underground drainage.
What will be done along the existing fence line?
Existing residential fences will be left as-is.  The developer will construct a new fence across the empty lot.  Trees will be planted in the greenspace.  City regulations call for at least one tree every forty feet, but the developers plan to put in more.
How will the area be lit?
Developers plan to install boxed lights on minimum height poles so as to avoid shining into residential yards.  None of the facilities planned should be open after dark.
